Palm Jebel Ali

Palm Jebel Ali is Dubai’s newest major palm-shaped waterfront destination, being developed by Nakheel along the Jebel Ali coastline. Spanning approximately 13.4 sq. km, the masterplan will feature seven interconnected islands, more than 90 km of beachfront, luxury villas, apartments, hotels, beach clubs, parks, retail destinations and a yacht club. It is planned as a new lifestyle and tourism destination that will significantly expand Dubai’s southern coastline. One of the biggest attractions is its beachfront lifestyle. The fronds are planned around exclusive villa neighbourhoods with private beach access, landscaped streets, pocket parks and panoramic Arabian Gulf views. The trunk will provide a more urban environment with apartments, penthouses, retail and waterfront amenities. Location is another major advantage. Palm Jebel Ali is connected to Sheikh Zayed Road and sits close to Jebel Ali, JAFZA, Dubai South and the wider southern growth corridor. Nakheel estimates approximately 24 minutes to Al Maktoum International Airport and Expo City, 25 minutes to Dubai Marina and 27 minutes to Palm Jumeirah. From a real estate perspective, Palm Jebel Ali is one of Dubai’s most significant future waterfront developments. Construction is already progressing across multiple fronds, while Nakheel awarded contracts worth more than AED 3.5 billion for 544 villas in April 2026. For investors, the combination of limited beachfront land, Nakheel’s masterplan, new infrastructure and Dubai’s southern expansion makes Palm Jebel Ali particularly interesting for long-term investors.
